What Homes in Brighton Face
Brighton sits right up against Rochester, and its housing tells that story.
Brighton is one of the oldest towns in Monroe County, chartered in 1814, and it borders the City of Rochester directly along its north and northwest edge. Brighton once had its own village center, built up around East Avenue and Winton Road, until the City of Rochester annexed that section in 1905. What is left today grew up mostly afterward: town population records show growth from roughly 9,000 residents in 1930 to more than 35,000 by 1970, which points to most of Brighton’s housing dating to that mid-twentieth-century stretch. Roofing rarely outlasts the house underneath it, so a lot of what is on a Brighton roof today has already been replaced at least once, even on a home that is otherwise original.
Brighton does not sit on the lake or face the same seasonal exposure as the towns we work in closer to the shore. Like the rest of the Rochester area, Brighton homes see routine storm exposure over a New York year, hail included, and hail damage is not always obvious from the ground.
Roofing & Siding in Brighton
The age of Brighton’s housing means repair or replace is the question we answer most often here.
Because so much of Brighton’s roofing has already been through at least one replacement cycle, repair or replace is the call we make most often in this town: is this the roof that has finally earned a full tear-off, or is there still a legitimate repair left in it. We will tell you plainly which one you are looking at. If tear-off is the right call, that is also the first time in years anyone has actually seen the deck underneath. If we find decking damage once the roof is open, we stop before doing the additional work, show you what we found in photographs, and give you the additional cost before it shows up on the invoice.
Siding follows a similar pattern. Tear-off is what lets us actually see the sheathing and the wall wrap underneath the old siding, which matters most on the sections of Brighton built closest to that mid-century wave. If we find rot behind old siding once a wall is open, work stops on that elevation and we show you in photographs before anything else happens. You get the cost of putting it right before we do the work, not on the final invoice.
